The Convergence of Facilities Management and ESG in the Built Environment

Building owners, operators and the facility professionals responsible for managing distributed portfolios are feeling significant pressure to adopt and maintain sustainable practices while leveraging new and existing technologies to minimize the negative impact humans are having on the environment. Our society as a whole and stakeholders across the built environment are emphasizing the adoption of ESG strategies while scrutinizing the capabilities and efforts of the service providers tasked to maintain those facilities and critical assets within them. The Smart journey to a Net-Zero Office

Because 80% of the real estate portfolio is already existing, technology has a big role to play to reduce carbon emission.
As a result of this, it is vital to use data to achieve sustainability goals. For example, by analysing energy consumption data with occupancy data, tenants and/or owners will gain great insights into how the buildings is being utilised, when it would be best to turn off cooling or heating systems and where to adopt smart lighting, enabling more informed decision making.
Sustainability goals and digitalisation need to be embedded into one seamless strategy to be more effective in the reduction of CO2 and work hand in hand.
Of course, in order to achieve a full decarbonisation of the workplaces, this is not the only action that companies have to take but it is definitely a good start!

Over the years he has held engineering and leadership roles with contractors, technology providers and manufacturers including the position of Technical Manager at Sontay. In 2006 he started a control systems contracting business with two partners and remained managing director there until 2014 before setting out on his own to provide contract consultancy services.

Recent appointments include managing the EMEA critical systems environmental monitoring strategy for a large investment bank and building services commissioning manager at a landmark medical research facility in London. Control systems and BMS are his area of expertise and he has gained a wealth of experience working within the building services industry.

He is passionate about innovation and especially the convergence of sensing and I.T. systems establishing BMS as a proven technology in the “Internet of Things” revolution.

Baking Digital into Smart Building Design

Smart Building digital capability is not just about controlling HVAC, M&E and lighting. Digital capability fundamentall affects building design as experienced by the user. Full exploitation of this potential is only possible by gathering the multi-disciplinary team early in the building design process. This session captures and distils the Best Available Practice developed during an intensive set of workshops held in June that brought together senior leadership from Estates and IT functions, Architecture, Construction and Smart Building specialists.

Typically digital is considered late (e.g. RIBA Stages 4 & 5) in the building design process when it is too late to have much of an effect of the concept and design of space. This relegates the role of ‘Smart’ to building management and operations. Smart is capable of much, much more than that.

This session is relevant for those involved in Estates strategy & planning, building design and building user experience design; technology vendors and systems integrators; Smart Building consultants; technology designers and integrators with an interest in IT/OT convergence.

Why is Retrofit Not Taken More Seriously in the Climate Change Conversation?

In nearly every smart buildings presentation you will find an oft quoted statistic from the UN Environment Programme about how nearly 40% of global emissions come from real estate. There is, however, another important one from the World Economic Forum about how approximately 80% of the buildings we have today still being in use in 2050 and how 75% of that building stocking the EU consider energy inefficient.

Yet despite industry understanding about that need, and all the talk about the opportunity, there is a surprising lack of information and guidance on the retrofitting of smart buildings. That is a potential barrier for their adoption, particularly as part of the drive towards net zero.

Changing consumer demand for smart homes and why you should be investing in building them.

As a leading collaborator in the building industry, Samsung commissioned bespoke research, looking at the change in consumer demands when it comes to smart homes. The research also looked at the correlation between these smart homes and energy efficiency, with 56% of respondents believing smart homes will save them money.

The results provide essential guidance to those in construction as to how to best meet the purchasing demands of the modern consumer. Recent research has shown that consumers are looking to install smart technology into their homes and are willing to pay premium prices for it, up to 6.5% more than the average UK house price. For gen Z, environmental impact is a top factor to consider when choosing a new home, with findings showing that almost 40% of gen Z buyers want their next property to be a smart home.

With consumers looking to prioritise technological needs in the home more, and willing to pay up to an additional £18,000 on average for a home.

Home Connectivity Alliance: A New Open Standard for Smart Home Interoperability

Officially launched at CES 2022, the Home Connectivity Alliance (HCA) is a member-driven organization comprised of 15 global brands dedicated to the development and promotion of secure interoperability and energy savings across long-life appliances, HVAC systems and TVs within the connected home ecosystem. HCA’s mission is simple: to provide consumers with more options within a safe, secure and interoperable smart home. Members of HCA include AEG, American Standard Heating and Air Conditioning, Arçelik, Beko, The Electrolux Group, Frigidaire, Haier, GE Appliances, Grundig, LG Electronics, Resideo, Samsung, Trane Residential, and Vestel.
One year after its launch, HCA released the HCA Interface Specification 1.0, establishing an industry standard for Cloud-to-Cloud (C2C) interoperability. The HCA Interface Specification 1.0 paves the way for energy-efficient solutions that cover the entire connected home, resulting in real energy and cost savings for the consumer. In 2023 and 2024, HCA member companies will begin sharing their plans for adopting the technology and begin the rollout of HCA-enables products in the market.

How to optimise your building without CapEx to reduce carbon emissions and the risk of stranding using smart building technologies

As concern grows over climate change and meeting our ESG targets we are often overlooking the impact our existing building stock can make on these. As a community we tend to think that to improve this stock will be prohibitively expensive and disruptive. Without attention these buildings risk become stranded assets. Frequently it is assumed that just by having a building management system (BMS) the building does this job and will run efficiently once it is installed. However, this is not the case, often these systems are not programmed correctly or are adjusted over time and rarely recalibrated as the building evolves. As part of the solution to keeping our building stock and ensuring it is fit for purpose 5 to 10 years down the line, making the building smart through automated continuous control optimisations and regular seasonal recalibration via the BMS, the carbon emissions in a building can be reduced by between 10-30% on average. This session will talk about how we can make our buildings smarter and more efficient.

The importance of our healthcare infrastructure cannot be understated. We need to build our healthcare facilities to be responsive and resilient as our healthcare needs become more complex. There’s been a preponderance of inexpensive (often DIY) products that are marketed for the “smart home” — music systems, video doorbells, connected refrigerators, and so on. It’s a long list. Toughening ESG requirements are forcing companies to look closer at their environmental and social impacts. With the built environment contributing around 40% of worldwide CO2 emissions – 27% if you zoom in on the manage & operations phase – it’s clear that facilities management has an essential role to play in setting and meeting ESG goals. What opportunities does the building controls industry have to shape policy?

The buildings industry is transitioning through its biggest policy changes in decades. With uplifts to Part L, and the upcoming Future Buildings Standard, strengthening the energy efficiency standards of buildings, building automation and controls systems will undoubtedly play a key role in meeting this regulation by enhancing buildings’ efficiency and saving energy.

Publicly owned or private. Industrial, commercial or residential. From airport to zoo, hotel to hospital, shopping centre to school, all buildings contribute to our carbon emissions.

Controls play an essential role in delivering on the UK Government’s carbon reduction commitment, reducing energy consumption and supporting health & wellbeing of occupants.

Yet, the specification of building automation and control systems when designing and constructing new commercial buildings, or in retrofit of existing buildings, are not adequately mandated by legislation and often the value-add benefits and quantifiable outcomes are under-estimated. Prior to Ecuity, he worked as a business consultant for Cemex, policy advisor for the European Commission Delegation to the US, and energy policy consultant for the Bellona Foundation and The Centre in Brussels. His experience in the field is also complemented by his education; he holds post-graduate degrees in Management from Cass Business School and EU Policy from Essex University. A native Greek, Ilias also speaks English, Spanish and German.

Outside of work, Ilias is known for his sense of humour. He enjoys good coffee, the Greek seaside and is currently championing through the early years of parenthood.
